The calculator below provides an approximate amount of owner income since Airbnb and VRBO have changed their policies to roll all costs into a single nightly price. This is how it works:

The host enters the third-party website and will enter the nightly rate, the cleaning fee for the stay, and other fees e.g. pet deposit. The third-party computers will spread the costs over the number of nights that the guest is booking. The result is that the amount per night is all-inclusive.

Christies has already grossed up the nightly rate by the 15.5% fee that the platforms charge the host. Basically, we calculate an amount to break even. Adding 15.5% to the nightly rate and 15.5% to the fees. Doing this raises the amount guests pay, but everyone is required to do this or lose money. The calculator below will provide you with an approximate payout before our management fees and cleaning fees are deducted.

The calculator is not completely accurate because the fees must be spread over the number of days, and we do not know what that is at the time we gross up the stay price, so we use two days as an estimate. This way, our owners do not lose any income. The calculator may indicate an income of, for example $500, and the amount may be slightly different based upon the 15.5% charge on the cleaning fee divided by X nights.

For this reason, the calculator does not give you a net amount. Also, some people will cancel, some will shorten their stays, and there are many other reasons why a booking does not yield 100% of the indicated income. Basically, do not spend the money before you receive it. Keep in mind that there may be some deductions for repairs.
